1. Get Pre-Approved Before You Fall in Love
I know it’s tempting to start touring homes first, but in Phoenix’s West Valley market, the best homes move fast. A pre-approval letter tells the seller you’re serious — and it tells you exactly what you can afford so there are no heartbreaks later. Your lender pre-approval is your golden ticket.
2. The List Price Is a Starting Point, Not the Final Word
In a competitive market, offering asking price may not be enough — and in a slower market, there’s often room to negotiate. Understanding comparable sales (what similar homes actually sold for) is how we figure out the right number. That’s where having an experienced negotiator in your corner makes a real difference.
3. Don’t Skip the Inspection
I know it costs a few hundred dollars and you just want to get the deal done — but the inspection is your protection. It can reveal issues that save you thousands down the road, and it gives you negotiating power if repairs are needed. Even new builds can have surprises.
4. Closing Costs Are Real (and Often Forgotten)
Beyond the down payment, expect to budget roughly 2–5% of the purchase price for closing costs. These include lender fees, title insurance, escrow fees, and more. I always walk my buyers through this early so there are zero surprises at the closing table. These are also negotiable with the seller. During this market most sellers are always willing to contribute!
5. Your Agent’s Job Is to Protect You — Let Them
